Leasing Manager

Apply For our client, Rajiceva Shopping Center, we are looking for a candidate to take on a challenge and fulfill the position of Leasing Manager.

Rajiceva Shopping Center, as the first and only mall developed in Belgrade’s very core of the city center and within the main pedestrian and shopping zone with 15,300 square meters GLA with, more than 90 units features offering a unique variety of shops, among others exclusive fashion boutiques, fashion anchors, supermarket, restaurants, coffee shops, and a number of large, mid and small size retail units.

As part of our ongoing growth and development, we’re seeking a dynamic and results-oriented Leasing Manager to help shape the next chapter of our success.

Role Description: The Leasing Manager will be responsible for managing all aspects of the leasing process within the shopping center. This includes identifying and securing new tenants, negotiating lease agreements, maintaining strong relationships with existing tenants, and ensuring the optimal tenant mix to drive traffic and revenue.

Responsibilities:

• Developing and implementing leasing strategy encompassing all commercial areas in the shopping center to maximize occupancy, revenue, and tenant mix,
• Budgeting, planning and implementation of strategy process by collecting all information needed in terms of market conditions and new brands entry to the market,
• Handling and leasing all commercial areas in the shopping center, including temporary and permanent positions,
• Conduct market research and analyze retail trends to position the center competitively,
• Maximize leasing results through the comprehensive market research and analysis, development of leasing plans, identifying and targeting of prospective tenants,
• Create and maintain a database of inquiries and potential tenants,
• Developing and maintaining strong relationships with current and potential tenants, brokers and industry stakeholders,
• Prepare lease proposals and conduct contract negotiations with the existing and prospective tenants and partners to secure income targets,
• Facilitate deals through the legal and construction process,
• Ensure timely acquisition and renewal of appropriate security instruments for all leases,
• Prepare regular reports on tenant receivables and proactively contact tenants regarding overdue rent and other outstanding charges,
• Creating and implementation of the annual plan for the commercialization of space and the internal branding of the shopping center in collaboration with Marketing Manager,
• Actively work on reaching set quarterly, semi-annual and annual targets,
• Understand involvement of all other stakeholders and secure their input in the project time plan and service scope delivery,
• Collaborate with marketing and property management teams to support tenant success and shopper engagement,
• Represent the company in a professional manner, proactively addressing tenants inquiries, and leading discussions focused on leasing strategy and commercial opportunities,
• Preparation of various reports as per Management’s requirements, etc.

Your skills and qualifications:

• Minimum 3 years of experience on same or similar position in retail / shopping centers / major real estate operators in Serbia or region;
• Bachelor’s Degree in management, economics or marketing; Strong negotiation skills and the ability to close deals effectively;
• Excellent communication, analytical, and organizational skills;
• Excellent knowledge of business English;
• Ability to work on own initiative in tight deadlines, highly motivated.
